About AssetCalcs
AssetCalcs is an independent suite of real estate investment and business finance calculators, built for US and UK investors who need fast, accurate answers — not upsells, paywalls, or popups.
Our Core Principle
Every calculator on this site is built to give you the same answer a mortgage broker, CPA, or real estate attorney would get from their own professional spreadsheet — but instantly, for free, and without requiring a consultation fee.
Editorial Team & Financial Methodology
AssetCalcs is maintained by a dedicated team of quantitative financial engineers and real estate research contributors led by Marcus Vance, CPA (Lead Real Estate Underwriter & Tax Contributor) alongside our quantitative software development desk.
Our calculation engines and underwriting models are built by cross-referencing statutory authorities and institutional lending guidelines:
- IRS Publication 946 (MACRS depreciation & Section 179 limits)
- Fannie Mae & Freddie Mac Selling Guides (DSCR loan underwriting standards)
- UK PRA SS13/16 (Buy-to-Let underwriting stress test guidelines)
- ATTOM Data Solutions (state-level property tax averages)
- Bankrate & Freddie Mac Primary Mortgage Market Survey (regional interest rate benchmarks)
- HMRC and UK Finance (UK Stamp Duty, ICR ratios, and lending guidelines)
All data sources are cited on relevant calculator pages so you can always verify our numbers against primary sources. We also actively invite corrections — if you find a calculation error or outdated regulatory benchmark, our research desk investigates reports promptly.
⚠️ Important Disclaimer
AssetCalcs is an independent software project. We are not licensed financial advisers, CPAs, mortgage brokers, or real estate attorneys. All calculators are for educational and informational purposes only. Always consult a licensed professional before making financial or investment decisions. See our full Financial Disclaimer.
Our Editorial and Data Standards
We take accuracy seriously. Here is our process for building and maintaining each calculator:
- Primary Source Research: Every calculation formula starts with the relevant primary source — IRS publications for US tax tools, PRA policy statements for UK lending tools, Fannie Mae guidelines for DSCR underwriting.
- Manual Verification: Calculator outputs are manually verified against worked examples from licensed professional resources before launch. For US state data, figures are cross-checked against at least two independent publicly available sources.
- Quarterly Review Cycle: All datasets (state property tax rates, interest rate benchmarks, IRS limits, UK BTL yields) are reviewed quarterly. The last full data audit was completed in Q2 2026. Individual pages show their last review date.
- Community Corrections: We actively invite users and professionals to flag errors. Any substantive correction reported via our contact form is investigated and, if validated, corrected and noted in a page changelog.
- Transparent Limitations: Where our data is generalized (e.g., a national average vs. a specific lender's terms), we say so explicitly in the calculator UI and surrounding content. We never present estimates as exact figures.
Brand Independence and Transparency
AssetCalcs is an independent financial tools publisher. We are not affiliated with AssetCalc Inc. or Bureau Veritas. While our core calculation engines are 100% free and objective, we support our hosting, research, and development costs through transparent affiliate partnerships with trusted service providers and software platforms.
Our affiliate partnerships currently include services such as OnlineCheckWriter (contractor payment tools). When affiliate links are present on a page, they are clearly disclosed. Our editorial content and calculation outputs are never influenced by affiliate relationships — we only link to services we believe are genuinely useful to real estate investors and small business owners.

Why We Built This
The internet is filled with generic calculators that ignore local nuance. A DSCR calculator is useless if it doesn't account for state-specific insurance and property tax averages. A Buy-to-Let calculator is misleading if it doesn't factor in regional gross rental yields or PRA stress test rates for higher-rate taxpayers.
We built AssetCalcs as a programmatic research hub. Our calculation engines dynamically apply region-specific data — from US state property tax rates to UK county-level BTL lending guidelines — to give you pinpoint-accurate estimates that empower data-driven decisions.
Free Forever — Supported by Affiliate Partnerships
All of our core calculators are completely free to use and require no account sign-ups. To keep the site free, fast, and ad-clutter-free, we support AssetCalcs through transparent affiliate referral links to verified tools, tax services, and financial platforms — at zero extra cost to you.
When advertising is enabled on the site, we use Google AdSense to display relevant ads. Ad revenue helps cover infrastructure and data research costs. We do not allow intrusive ad formats (pop-ups, auto-play video, or interstitials) that would interfere with your use of the calculators.
Guides and Educational Content
In addition to calculators, we publish in-depth educational guides on each topic we cover. These guides are written with the goal of explaining the underlying financial concepts in plain language, so you understand why a calculation produces a particular result — not just what the number is. Our guides cover:
- The complete mechanics of the BRRRR Method and how to underwrite deals correctly
- Hard money loan underwriting, draw schedules, and exit strategies
- DSCR loan qualification standards and what non-QM lenders actually look for
- Cap rate theory and how to interpret market cap rate benchmarks
- Section 179 vehicle deduction rules and GVWR thresholds
- The S-Corp election decision framework for self-employed professionals
- UK Buy-to-Let stress testing under PRA guidelines
- Bridging loan structures and regulated vs unregulated bridge finance
- UK rental yield benchmarks and what gross vs net yield actually means
